Roughly how long could move take given these circumstances?

We've just accepted a cash offer on our house from buyers who won't be selling their existing house.

We are mortgage free and will be buying the house we want with the cash from the sale.

The people we are buying from are moving in with relatives, so no hold up there.

All three parties can move very fast if needed, so I guess the timing would be down to how long the conveyancing takes.

Anyone have any idea how quickly this could all happen (if all goes as smoothly as possible)?

In Jan we put an offer in and we completed in 4 and a half weeks - it's all about solicitors and how fast they will work x

We are cash buyers with nothing to sell and our vendors are moving into a rental. All being well it will be 8 weeks from offer acceptance to exchange. Hasn’t happened yet but we are 6 weeks in and on track.
We have agreed 3 weeks between exchange and completion but it would be more normal to complete a week later so say 2 months.
It also depends on all parties having good solicitors, searches coming back in a reasonable timeframe and there being no issues with surveys.

Thanks for your replies. Wow, that's much faster than I thought. I was sort of assuming, even if everything went according to plan, that the fastest it could happen would be around 4 months!

Our buyers were cash and our vendors had a property ready so no chain either. We were SSTC in March, offer accepted on our purchase the same week and our moving date is the end of June. Our buyers wanted the end of May but we weren’t all ready. So it could have taken just over two months! Our solicitor has been brilliant.

I really hope it does go smoothly for you, but your vendor could change their mind about moving in with relatives by adding a purchase to the transaction and the legal process can be held up if enquiries throw up anything problematic which needs sorting out before exchange.
