How did you/your estate agent manage this and what was the outcome?

Feeling a bit overwhelmed - within 24hrs I had ten book in to view. Am expecting more bookings tomorrow! How to manage!!!

…but that’s good isn’t it? You could ask for just an open day to do all the bookings in?

We had something similar a year ago - 10 or so viewings over two days then went to best and final offers, got 5 offers.

We had our house on rightmove at 10am on Friday, by midday, we had about 15 viewings booked in for Saturday. I woke up crazy early on Saturday, cleaned and tidied the house and then took myself and the kids off to my mum's where we spent the whole day. Thankfully I we had a couple of full asking price out those Saturday viewings so cancelled the Monday and future viewings.

It is a good sign that you have many booked in. Hopefully an offer comes out of the first few so that you don't have to put up with many viewings.

Thank your lucky stars and try and get the agent to book them all in back to back over a day or two.

Stage the house and clean it like a mad woman

pack yourself, dc, pets and anyother bits you dont want on show into the car and go to an airbnb for two nights.

hopefully come back to multiple offers and a bidding war 🤣

Has the agent vetted all of them as in they are proceedable (their property on the market or under offer…or first time buyer)? If so I’d try and get all done in one day, that’s what we did. Clean and put stuff away (even borrowing a friend’s car boot or shed if needed) and de clutter. It was so nice to come home to ours after being our all day and know the viewings were done.

If you’re getting a load of interest like that, there’s a very good chance you’ll sell quick so all those viewings probably won’t go ahead - unless you want to see if you can get over the AP…. Which is possible when there is competition for the property.

You could organise an open day with the EA? Viewings on one day and less prep each time - just means that you’ll have to go out for the day whilst this is taking place.
