Offer on a house agent digging

We have our property under offer. We put an offer in on a house a week and a half again. We sent our AIP, details of what we are willing to offer and that our flat is under offer. We were told by the EA that the vendors would take the weekend to think about our offer and we heard nothing until Tuesday before last. EA told us the vendor wanted 10k more. We said we would consider our offer. Then I recieved a call from my EA saying the vendors EA has been repeatedly calling them asking how much we sold for are we under offer!

We then spoke to vendors EA again and offer 5k extra. EA started going on about our buyer and is he still waitingon some documents regarding fire safety! How does he know this. Are they allowed to do this?

We made that offer on Friday and were told we would hear on Friday evening. We are still waiting.

I really hate these games the EA play. Are they allowed to obtain this info?

If this is true and if this is something that neither of you have mentioned to either the EA or the Seller then I would be having a word with my conveyancing solicitor to ask them how the EA could possibly be aware of this level of detail.

You can also just outright ask the Estate Agent how they know this. And let them know that an unsatisfactory response will result in a Subject Access Request.

I would also be telling the Estate Agent to inform the Seller that they should contact you directly as you are no longer comfortable communicating through this Estate Agent. You can repeat this with a letter posted to the property. Do state that you are still happy to proceed with your offer.

My EA who sold our flat said that he had to have a word with the vendors EA and told him to stop calling. He said that he has been told numerous times that we are under offer. I'm assuming maybe a junior member of our EA told the vendors EA. We looked at two other houses with this EA. He is obnoxious. The only think is this estate agent has the monopoly of houses in the area we are looking so we don't want to fall out with them. We are still waiting to hear if our offer was excepted. The last house we offered on was on with this EA and he used our offer to push up other offers (which I understand is their job), but it is a lot of game playing.

We puy an offer in with another EA too so let hope we get that one. I really don't want to give my business to EA like that

End of Q2 next month, maybe the Seller's EA is short of their bonus target and is being overkeen?

I would definitely let the Seller know that their EA's intrusiveness into your private affairs and overall pushiness is a problem.

My guess is that they were hoping for positive viewings over that weekend, but probably haven't had the result they wanted. I'd have held out at the existing offer. The longer a seller takes to think over an offer the weaker their position.

The vendors EA can ask, but my issue would be with my EA, who I am paying, disclosing information without my consent - speak to them.

Yes I am really annoyed by this. But the senior EA did tell me he took the phone off his colleague. He didn't tell me why he took the phone just that the vendors EA has called a few times asking whether I'm under offer. I just put 2+2 together and think it was the junior EA. I think most of the EA in the region know each other so it could be that he was friend eith the junior. It is all really angering me but I don't think there is much I can do. If I upset the vendor EA then it will put us in a difficult position as they have monopoly on the area we are looking in.

The vendors EA rang us today and said the vendors are away so he can't give us an update. I think they are holding out for a better offer and just want to keep our offer on the table as a back up. We offered on another place so let's hope we get that one.
