Reckon we can move in by mid August?

Agreed the sale last week. Paperwork underway. Seller above has found a property. Buyer below is a first time buyer. What do you think our chances are?

I'm no expert, but I accepted an offer from a FTB 8 weeks ago, my onward purchase is an empty deceased estate, so relatively straightforward. We're hopefully close to (within the next week maybe) confirming that all enquiries are completed and starting to discuss an exchange date. I'm hopeful of being in my new home by mid July.

My buyer is very keen to move things along (renting so has to give notice) and we don't have another seller above our purchase property.

I'm not sure 11/12 weeks is achievable.

My answer is always the same…. How ling is a piece of string. Anything or everything could turn up between now and when u move. One of mine took over a year for no reason my last one was two months and that had problems as well.

stuff crops up. Aim for that but don’t bank on it.

When we were FTB bought an empty ex rental so zero chain. Offer accepted end Jan and we didn’t get the keys until mid June! On the flip side our next sale went through with a chain of 4 in 12 weeks. Depends on so many factors, not least everyone having a good solicitor…

Based on recent experiences of friends and family, no. Everything seems to be taking forever and I'm not sure why as the property market is relatively quiet. We had a similar chain a few years back and it took about 4 months. We were on the phone to either the solicitor or estate agent daily for about the last 2 months of this.

We are almost 8 weeks into ours so far. We are FTB and there is no onward purchase for the seller. We thought they were really keen to sell but now the only thing we are waiting on is their responses to enquiries and they aren't giving them. So I've learned it can depend on the circumstances!

Depends on both solicitors really. I know for fact that queries from Buyers solicitor are being passed to us with a delay and even if we answer same day it takes a week on average for buyers to get answers. And then another week for us to get their comments even if they reply same day - it all gets stuck somewhere in between.
