Hoping for some help with timelines if anyone has any knowledge about it :)

Our conveyancer has just said we now won't exchange until July, rather than in June. No explanation given as to why.
But all we seem to be waiting on are enquiry responses. We have all searches back, mortgage offer ready, survey done. No chain on either end as we are FTB and seller is moving in with someone.

If the enquiries come back next week and all is fine, what is there to do between then and completion that would take around 5 weeks? Could be a valid reason but I can't get conveyancer to tell me what this is.

Conveyancers seem to enjoy not telling buyers when they're going on holiday and nobody else can cover their workload.

I’m no expert, but our searches / enquiries took a few weeks start to finish (on our sell & purchase). To give you a timeline once complete, we had a notification early Monday morning saying our enquiries were satisfied and he sent out the draft contracts to review & sign that afternoon (This is on our purchase; our buyers’ enquiries were complete about a week ago and they’ve already signed draft contracts.). I’ll be handing all our paperwork in in person at the end of this week, with a view to exchanging sometime after mid June, but this could have been earlier if ourselves / our vendors were ready

Thanks both! I can't see a reason why they are expecting it to take so long. I wouldn't mind if they just explained!

Hello @Wednesdayonline , I have started a bit of a similar thread I think. Had a package from solicitor today with lots of things to sign and seems like there is little left to do. Someone said it was 6 weeks for them from this stage - it's mysterious isn't it!
