I've viewed a house I really like.

Next door is identical, except one aspect. Same layout and size, same condition, same size garden, same views etc, but it has a garage. The one I viewed does not. This house next door sold for £214,000 in February 2021.

The one I viewed is currently on the market for £280,000. What would you offer? It's been on the market for 3 months.

I should add - not many houses in this direct area have changed hands the past few years and they differ with more/less bedrooms, different garden sizes etc so it's hard to get a handle on comparable worth.

What can you afford/think it's worth?
How much does it cost where you live to build a garage?

Maybe £249950 to keep under stamp Duty band?

There would be no way of building a garage and I'd be plucking a number out of the air to guess a cost to be honest - it's a spa town in the Midlands so fairly 'average' price (ie not London!).

I can afford up to £300k luckily but of course I don't want to pay over the odds, and I'm surprised the house is valued so much higher just 2 years later!

I could definitely offer £250k and see how it lands. Thanks for your reply!

Seems fair price to me if garage adds £20k plus 20% for rises we’ve seen locally over the last 2years, takes you to £280. Like any property it’s worth what ever a buyer is prepared to pay. You can take a punt at £260…?

I've phoned the agent to offer £250k. Thanks very much! Depends how keen they are to sell, I suppose.
