Are SW London prices really falling?

DH and I are looking for a house, our budget is maximum £1m for a 3 bed house on the Northern Line (Balham or Wimbledon).

We have seen a few we are interested in, but have no idea what to offer and whether prices are in line with 2022 or are decreasing. Does anyone have any insights or recent experience? There seems to be lots coming onto the market.

I recently sold my flat in another part of SW London for the asking price. My impression is prices are flat but not decreasing.

I live in Wimbledon. House go pretty quick. Prices are stable. Rentals are hot.

I don't think house prices are falling, rather the asking prices have been inflated and more properties are being reduced.

I.e. house goes on the market at £1.25m, then gets reduced to £1.2m, £1.1m etc. eventually sells for what it's worth. If it was just marketed at £1.1m to start with it would've sold more quickly.

I don't think prices are coming down, but they're certainly not rising.

Just use PropertyLog to get a feel for the area and the most recent price moves.
