What would be your next step re offer on a house ?

Hi there …
I liked a house that was up for sale at £190k. It needs redecorating and new carpets/flooring and the garden needs a lot of work - but the space is good and I like it .
it was reduced to £180k and I offered £165k which was rejected and I then offered £170k

I have not had a response to this latest offer I made three days ago.
However today I have noticed the house has now been reduced again to offers over £175k

I don’t know how to proceed ? Should I ask the agent about the offer I made ? I’m guessing it’s rejected hence the new offers over price .
Or should I just offer the £175k?

My house is up for sale but not currently under offer so they might not even want me as a buyer ?
what would you do ?

Hi Op, it is all bloody stressful isn't it. They may be a bit slow as I guess you are not proceedable at the moment. I would go in at 176 if you really want another shot?

I think they are seeing if they get new interest at that mark, if they don't, they may accept your offer or bargain.

What’s your position OP? You could give the agent a call and say you are interested in the property, you don’t want to upset the vendors at this point and you haven’t really got a feel for how your offer is sitting with them. You can even ask if they know if they have a figure in mind or if there are other interested parties. And then hopefully you’ll have a bit more info to work with for you to think about your next move.

The advice we had was that making an offer until you able to proceed is a little bit pointless. They may accept your offer but they're unlikely to take the property off the market and if someone else comes along who is able to proceed you'll likely be dumped.
