How is the market, where is your location?

I am noticing extreme variations of price market activity across our little islands. Anywhere north of say Oxford and house prices are still rising, maybe due to a lower ceiling with room to grow. Anywhere south of Oxford and prices seem to be declining (RM reductions) because the prices are just too high versus the current cost of money (unless in extremely sought after location).
This is all very location dependent, how is it where you are?

I should add that I work for a licensed conveyancers, dealing with properties all over England. Selling prices still vary by area but we’re getting really busy.

Here on the south coast we seem to have a significant increase in supply. It's odd though, lots of new listings going on at very high prices whilst property that has been listed for sometime is getting reduced and often still not moving. A few of the new listing go SSC quickly but most are not. I think we are in a period of adjustment and that many EA and sellers are struggling to accept the new reality of what's now affordable. My feeling is that prices will eventually settle 20 to 30 percent lower from last summers peak. But that could take a couple of years to work through. That assumes that base rates will stay above 4% - I think we might see 5% this year so falls could even be bigger. On the other hand a sudden severe recession could force interest rates back down in to emergency levels as happened post 2008. That seems unlikely at the moment - but who knows.

Couldn't sell 4bed, 2bath near B'mouth last year, Let like a flash for very good money.
Trying to buy near (north of) Oxford. Bugger all about.
