Why is my probate house sale not published?

Just curious really. In July 2022, the sale completed on the probate sale of my mum's house. I expected the sale to appear publicly on Rightmove, Zoopla etc a few weeks later, but it didn't. When I list the sales for the postcode, my mum's house doesn't appear at all. Why might that be?

There is possibly a delay in the land registry submitting this information. I have just looked at sold prices for properties in my local area and can see properties that were completed in January 2023, so it definitely should have been published by now…
that said… why does it matter if you’ve already been paid the proceeds of the sale?

They're massively behind. Nothings showing in our postcode (more than 50 houses) since 2021 and things definitely sold last year.

Like I said, just curious (mostly), though possibly with an undercurrent of anxiety in case anything is amiss.

I did get the proceeds of the sale. Eventually I also got a final statement from my solicitor (they were very slow, and it wouldn't surprise me if they omitted to do something they were meant to do).

I bought a probate house in Feb 2022 and it has never appeared in zoopla or right move sold prices. No idea why

Have you tried net house prices?
they usually publish earlier than RM and Zoopla

I’ve been wondering if HMLR are sitting on the data to delay us finding out about a slump in sold prices. Time will tell, I suppose.

I buy and sell regularly. There have been properties I've bought where my purchase has never shown up on Rightmove, and same with a couple sales. Human error I guess!
