One bed in a posh area or two bed in a normal area?

What’s better, if you are a couple in your early/mid 20s. A one bedroom flat in a posh area or a two bed flat in a normal but safe area. Neither like partying and both appreciate quieter and more refined things.

2 bed in a normal area will probably appreciate in value more - greater pool of buyers

2 bed - if anything ever happens e.g. lose your job, mortgage rate/bills go up etc. you can always rent out the spare room to a lodger/friend. It’s the best contingency to have. I made this decision and have never regretted it!

Personally I'd go 2 bed in normal area all else being equal

It depends if/when you plan to have DC. If it isn’t for about 8/10 years I’d pick the one bedroom.

I'd go for the 2 bed in a normal area, assuming they are similar flats in other ways

Get the 2 bed, where will your guests sleep otherwise? And do it up nicely to your refined tastes…. You’ll make more money on it in the long term and should you choose to have children you have a less pressing issue about moving house

I live in a non-posh but safe area.love it. Nightclubs are in nearby area but not so close I do not hear the noise or disruption.
Shops, station, restaurants still ten mins walk
When I was single having a 2 bed helped my MH when I was worried about being made redundant, I wasn’t but I knew I could still pay the mortgage and rent out a room.

I have friends however who live in areas they might consider non-posh compared to where I live. Some are happy, some can’t sleep at night due to anti-social behaviour. There are grades of posh.

Visit any property at different times of the day and week. I withdrew from a purchase after witnessing how chuck out time at a pub a quarter of a mile away all filed past the house I was proposing on buying as it was on a shortcut to the bus stop and station. I witnessed numerous individuals urinate against the front wall en-route.

2 bed means you can have someone visit and stay overnight. Plus, you can use the spare room as an office or just somewhere to do a hobby or get away from the other person.

I now live in a nice area and I like it but I'm 40. Living in a normal area when I was younger meant more going on live craft fairs and coffee shops. Posh is often boring and quiet

2 bed in okay area definitely! Safer as an investment in so many ways and still a great place to live

2 bed. More flexible with regards to future situations + having a kid or renting a room out to have extra funds.

For investment purposes the one that is the better deal/ has most potential

For lifestyle I’d go the 2 bedroom. I like space.

I’d go for the 2 bed, at least then you have more storage, space for guests or a DC if this is in your plans later down the line plus I think a. 2 bed would be easier to sell than a 1 bed
