How long do house searches take?

We're in the process of selling our house and buying another one.

Both the old and new house are in Birmingham.

The solicitors will start the searches soon. Does anyone have any experience how long this takes?

Thanks xx

At the moment
a long time
locals are taking about 6 weeks
probably because of all the bank holidays
Youre paying a solicitor to deal with it
Let them get on with it

The average time for searches is 4-6 weeks, your solicitor (if local) will know the average for area though.

Then you may have further enquiries based on the results of the searches.

While you wait for the searches to return, you and the chain can be pro active in booking the property survey, continuing with your mortgage application, filling in TA6 & TA10, responding to initial enquiries swiftly, and keeping in touch with the agent to let them know where you are in the process.

RE the searches, you can opt to not have them and instead you purchase an indemnity policy which is instant. This is not particularly common but can be useful in some cases.
