Are we crazy to look at this house?

Hi

We’re really struggling to find what we want, in the right location, in our budget. I know, that’s the dream and often not realistic!

We have seen two houses that could work, but one needs quite a bit doing to it and the other has a few downsides too. There is a house that is the perfect location and doesn’t seem to need anything doing to it. But, it is on for ‘offers over’ £295,000. Our top budget is £270,000. It has already been reduced once in March, so I’m not sure how long it had been on the market before that. Are we crazy viewing it? Would they actually consider such a low offer?

Definitely view. We’ve had an offer accepted below the asking, and it was advertised ‘offers over’. What have you got to lose?

I would arrange a viewing.

Who knows? They may accept 270k - now or in a few weeks time.

Well that’s what I thought. I don’t want to waste their time I guess. I know only too well the stress of cleaning and tidying, then hoping for an offer. Hate the idea of really annoying them! But I have got to the point where I just want a house and will give anything a shot I guess! I’m confused why it’s still on the market because usually a house like that in that location would get snapped up

That would require some nerves of steel! Waiting a few weeks… Our house is sold, so we’re feeling the pressure!

Oh I see...still worth a viewing anyway, they might accept 270k as you're ready to move fast.

Yes, we are really keen to get going. Our buyer is a first timer, so it’s a simple chain for us too

I'm in the same position. Max budget 270k. Seen a few houses at offers over 290, or 295 that have been reduced from 300. I'm not sure what to do either as 20k further seems a massive reduction. If it was 400k I'd think it normal to offer 20k less, but at 300, seems 10k less might be acceptable but anything lower just cheeky. I don't know...!

Yet that little bit more makes the difference doesn’t it? All the houses we look at in budget need work doing. We need just that £20k more to get a house in good condition

We are viewing it on Tuesday. I asked the estate agent about offers under and they said the vendor will consider them. Apparently he has a new build plot he is keen to reserve before it goes so really needs to sell. Fingers crossed!!
