Can dear mumsnetters tell me potential drawbacks of this floorplan? I don't know how I can possibly properly use the large bedroom? There is a built-in wardrobe in the room at the moment and the bed is put next to the window. Also is it possible to fit a double in the third bedroom? Your help is highly appreciated

You'll get a double in the 3rd bedroom.

I'd rip out the fitted wardrobes. They take up loads of space.

Do you need the 4th?

Yes, we still want to keep the 4th bedroom. The fitted wardrobe indeed takes up most of the space in the main bedroom.

Most likely not financially viable but I'd move the bathroom to bed 4, make bed 3 a bit bigger and put a bedroom in the loft

,no.one does loft on the street, so I assume loft probably is not high enough

Or possibly even better, make bedroom 2 the principal because it's got a gorgeous bay window and better proportions, so make the en suite come off it instead. Then the bed in the current principal could go against the new wall and face the window.

You could always run a light tunnel up from the bathroom suggested above, to solve the no-window/no-daylight issue. Run it up through the loft. We have one and it's brilliant. You can vent a decent fan upwards as well.
