Larger property = better value

I am house hunting at the moment - somewhere around Stirlingshire or Perthshire. It is noticeable that larger houses offer better value for money:

  • You get more floorspace per £ - the detached house is 2.5x the area, but only twice the price of the small terrace. The huge country house is 6x the size of the terrace, but only costs 4x as much. (etc).
  • The more expensive properties tend to be on nicer plots / nicer places, so adding to the value.
  • The outside space, particularly on older plots, is huge on the bigger houses.
  • Council Tax bands top out to early - so the £1m+ house is only paying 10% more than the middling detached house.

I guess that is life - but tempting to find some pals and buddy up in a mansion instead of a terrace :-)

But buying it is only half the story, it'll want maintained, heated, furnished etc.

I do get what you mean though, when I was starting out a 2 bed flat was only 10k more than a 1 bed, and gave the possibility of a lodger etc.
