Can anyone give me some advice as a first time buyer please?

Viewed a property recently, new on market. Asking price is 385 which is 10k over what has previously sold on the same street. The previous houses were recently refurbished but this one needs updating but is liveable and looked after.

The area is a bit mixed with lots sitting a big stagnant and being reduced every week. There is a small pool of houses similar to this one but not many.

I really like it and ticks all my boxes but not sure what to go in with. We are both no chain and I have the money ready to go. Would you just go straight in at asking?

If the property is priced over others in the street and needs some updating, I would definitely be making a lower offer based on what needs doing. I would look to make a 5-10% lower offer, dependant on how much to need to spend to update, and how quickly properties are selling in your area, and hopefully negotiate somewhere between your offer and asking price. However, you might find the vendors are reluctant to reduce too much if the property is very new to the market.
