Found a house I love, what would you offer?

Its a doer upper, but I wont have a lot of spare cash to do it up. I can live with the bathroom for now but will want to replace it... and the crap faux beams too ha.
How much am i looking at to clear that garden?
I was thinking £160k??

I have never seen a combi boiler fixed to a bedroom wall like that before. Most odd.
To be honest I would go in a bit lower than £160k. It looks like an ex rental, and if it is the owner is probably desperate to sell now that they have to cover their own mortgage.

Confused yes, some people live in dated homes...

Why would it be condemned? It looks structurally sound. It just needs doing up and I'd want that boiler relocated.

It’s not that bad, just hasn’t had any money spent on it for a while. A v similar nearby house in better (but still not perfect) condition sold last April for 175 so I would definitely go a chunk lower than that, 160 sounds good. The garden just needs a few days effort of clearing. Good luck!

You need a survey and a gas engineer to look at that boiler.
I’d start at £145k and pay £150k max.

I agree OP it just needs some TLC. The bedroom boiler is fine but I'd be tempted to put some kind of cupboard around it. £160 k is a good offer I might go a bit lower even.

As it's a fixer upper - I'd look at similar houses if there's any done up and see what they sold for and then add on a complete refurbishment cost - potentially wiring, flooring, kitchen, bathrooms, heat and the garden to be cleared.

Do some of the rooms look damp?

Get the roof checked too!

Best of luck with it - we bought a fixer upper and lived in it as is for ages - it's amazing what a lick of paint and new flooring can achieve to make something livable! I do wish we'd got the roof properly checked though as it'll need to be replaced eventually and I would have taken that cost off the offer price

There is artex everywhere, you'll need to test it for asbestos and budget for having it removed if it does contain asbestos.
I'd go lower than 160,000.

"Some people?" Yes there are people who live in dated homes, by choice or no choice. It may have belonged to somebody elderly for a lot of years judging by the decor. I think it'll transform beautifully. Some renovations end up the most wonderful homes in the end, as every element is considered, unlike boring new builds which are thrown together with little thought.

to be honest i don't know the market round there so no thoughts on price
the garden needs hard labour free if you are prepapred to put your back in and some trips to the local dump , in the autumn plant some bulbs, next year you can do more but a strimmer and hard work
the main question is are the bare bones OK is it wind and water tight are the electrics, gas and plumbing safe ( i didn't say modern just safe)
The bathroom is dated but it looks clean enough
unfortunately when you have removed faux beams you are going to need a plasterer, plastering can be learnt but it's hard
the kitchen needs work but houses can be done on very tight budgets if you are prepared to graft and search internet for secondhand items people find whole kitchens that way

it's a choice time versus money and learning skills and being prepared to live with basic second hand stuff to start with, and gradually build up

I imagine this poster typed that whilst partaking of afternoon tea and scones in the walled garden whilst Jeeves readies the horses for a spot of afternoon high jinx and polo in the grounds

Then supper at 8pm sharp in the grand hall before retiring to the drawing room for a spot in f needlework while the gentlemen play cards and smoke cigars .

Op - it's a brilliant little doer upper . Looks lovely from outside , just dated . That's how you make a profit if you have the funds to do it up .
I bought one exactly like it , and did it gradually over time . It was nice to start from scratch.

As someone has mention you will likely need to remove some asbestos as there is Artex everywhere.

If the location is OK go for it. I would start at £155K.

I don’t know the area well but clicking on the see other similar properties, there’s a house that’s been more recently renovated and a similar size for £200K and one somewhere in between for £190K, so it might be priced for the work already. What is the market doing there? Everyone will tell you that the market is falling but it isn’t everywhere. We’re in a different part of the country but it’s still moving really quickly here. Our house needs work and would probably also need “condemning” according to PP but ours went for over asking. If the area is still moving quickly I wouldn’t go in with an offer as low as £140K as that’s nearly 25% below asking.

The house looks generally fine (as much as you can tell on rightmove). There is no obvious damp in the rooms. The windows and doors look to be uPVC so could be double glazed, although may be older. The boiler doesn’t look old just plumbed in an odd manor. The garden can be fixed with some hard work. There is artex but not all artex is asbestos. The bathroom, whilst not modern is entirely liveable. The kitchen would obviously need doing. I would probably get the fake beams removed and the artex and plaster the whole house but tie it up with redoing the kitchen. It looks well connected with public transport, access to main roads without being on a main road.
