Had a sect 21 eviction last week, now they have given me a section 13 form 4 rent increase of £75 but its backed dated to end of March (28th March)

The agent has sent me a copy of the form which they say i was sent in early feb but i never received this.

The back drop is they wanted to increase the rent by £100 in January, i said i couldn't afford and would they accept a £50 increase, verbally agreed £70, they said they'd send paper work through but didn't, i chased up end of Jan but still no paper work... all done via phone calls, so no proof.

So i carried on paying existing rent.

Does anyone know where i stand? the eviction is bad enough (LL selling up) but its pretty shitty to up rent for 3 months when i have to find somewhere else, i ve been here 24 years too & rented property is rocking horse poo, i feel like giving up.

Hi, can I ask do you rent through a letting agency? If so, any rent increases need to be sent in writing.

Secondly, please see below to check the section 21 served is valid. I have rented for almost 25 years but recently bought so I have plenty of experience with landlords and three section 21s!

Hi @Choc89LoveMe Yes the sect 21 appears to be valid and i do rent through an agency.

The first time i received written notice and via Email of the rent increase was 2 days ago, they said they posted it to me in early Feb but i never received it, in the past, the agent would come round, we'd all sign and she'd leave me a copy, this never happened.

Based on this, they are back dating the rent increase to begin from March.

no Actual advice. Just wanted to offer solidarity from another renter. That’s truly shit

and to remind you, you don’t have to do viewings, I’d guess they’ve lost any good will they may have had by being cunts about the rent increase

Thanks, the whole rental side in UK needs sorting out, even the proposed ending of section 21 is meaningless, as the LL will still be able to evict if they want to sell or move in.
We ve been here 20 years, its my home and these cunts, allowed by Tory and Labour Govts give a fucking 2 month notice period before court action.

They have even asked me to allow modernisation to take place whilst i'm still here!

presumably you’ve told them to poke it about the modernisation? Not like your going to have the benefit.
