Small family developer. Block of 6 flats, 5 weeks from completion. Only one under offer.

Can I take any liberties with an offer? Do you treat developers the same way as homeowners?

EA has told me to offer 10-15k under asking (about 4%).

Any advice? Just wondering if there are any unwrittens when dealing with new build/developers.

You can offer on new builds just like you would with any other vendor.

Three developments in my search area are all openly publicising incentives worth about 7.5%. It seems to be 5% cash towards deposit and 2.5% in upgrades. But they are big developers.

One smaller development - the developer has ceased trading and they're trying to find someone to finish them off. Possibly suggests smaller developers are more susceptible to market fluctuations. I think a lot depends on your current position and how attractive you are to them as a buyer.
