Waiting to exchange

My god it’s so awful waiting to exchange contacts on our property so we can complete next week! All surveys have been done nothing to report here and all enquiries returned ok. What’s the wait? I can’t get answers and we’re at risk of losing our new build as they’re planning on re-marketing the property if we don’t complete by the end of this month. I chase daily. 😥

I’m terrified and stressed!

Feel your pain, we exchanged and do have a move date now.
But we were all meant to exchange on a Thursday, heard nothing. Friday was horrific, I made so many phone calls. We finally exchanged on the Monday.
Id ring everyone and keep ringing to get answers!

Well when we move (early May) it will be 7 months since we sold and 6 months since we purchased our house!
Its bonkers!! So slow and frustrating!

Ive emailed and called the estate agent and solicitor but they’re not answering. The issue is the very bottom of the chain with delays in the management company (leasehold) not responding to the final request to sign off. I’m going crazy with worry. We sold ours in late January so it’s not too bad except the new build will re-market soon. I hate this.

I highly doubt they are going to start all over again from square one when you are two weeks away. They are using a bullying tactic to get to to put pressure on everyone else in the chain. I have seen a ton of new builds be reduced by up to 15% over the last nine months, so if you are a full price buyer, they are lucky to have you and will want to keep you.

Don't panic ! The developer is not going to risk loosing a purchaser who is so close to competing.

As the poster above rightly points out new builds are struggling to sell now - and starting to give all sorts of extra incentives to keep things moving. This is exactly just a bullying tactic. They know if they remarket now they will have to either reduce the price or offer extra sweeteners.

We moved in 3 weeks ago - yay! But honestly it’s been brutal really quite horrible. The stress was too much at times. The process needs to change, there’s no etiquette at all.
