Dear mums,
I am new to this community and would love to learn from the collective wisdom! We are going to start a family soon and I am looking to come back into London (not Zone 2 west London where I lived) but somewhere that is still relatively 'affordable' for a 2.5 bed that will suit us for at least a 5 year period whilst we grow our family and offer safety, good nurseries, decent commute (DH and I both work centrally on the Bakerloo/Northern/Elizabeth lines). We moved to a beautiful suburban town in Bucks but I am finding it quite isolating and would like to be near similar couples, in a diverse community and one that offers activities for pregnant and new mums.
We started our search in NW and SW London (e.g. Pinner) but cannot find what we like in our budget (850 sqft +) - have explored Forest Hill, New Cross and Canada Water but not getting much in our budget there either. Have recently started exploring Tulse Hill and surroundings but would love any advice on which roads/areas should be avoided. We love the feel of West Hampstead, Little Venice, parts of Chiswick, Pinner, Islington so looking for something that isn't as expensive but offers similar experience (and wondering if I am trying to find the impossible!) I have never lived East or south of the river so finding it all a bit hard to navigate.
Any recommendations on other areas to look at would be hugely helpful as I would really like us to buy before the year is out.
Thank you!! 😊

Thank you so very much all! And especially the links, the search continues - we aren’t able to zone in on the ‘right’ area for us. And have also expanded looking near family around Pinner/Northwood and considering 2 beds (albeit larger floor plans) as well over there. Fingers crossed! Will update once we’ve moved ahead but thank you all for the lovely suggestions, much appreciated!😊

£580K should get you a very decent flat in Forest Hill.

It is tight for a house but if you look at the borders with Catford and don't mind ex council or not so pretty outside you can do it. https://www.rightmove.co.uk/properties/131900570#/?channel=RES_BUY

Or if you go out further to Bromely/West Wickham/Shortlands etc.. you will get a lot more.

I love Pinner. But it's a long way out

I thought I would throw this one in, Abbey Wood SE2, a 10 minute walk to the Elizabeth Line and prices will only start going through the roof in the next five years. Yes it does need updating, but has masses of potential, and at 450k more for your money. The area is transforming with the new transport link with the Lizzy Line, and whilst the area is a work in progress so to speak, there’s always new places opening. https://www.rightmove.co.uk/properties/133807166

Parts of Sydenham (though 3 bed semis are c700k in somemof the more desirable bits) should be within budget and it has fab nurseries and schools.

Thanks all for the lovely suggestions. We explored Forest Hill/New Cross and not sure if it was the right area for us. Given the rising interest rates, and some medical issues since my last post, we've decided to wait to find the right one in our budget and stay closer to family - and have moved to Pinner in a rental where we can wait it out. Thank you for very helpful pointers and discussion! x
