Can anyone help me with a rough ballpark for skimming walls and ceilings in this house? Trying to decide if we can afford to offer on it!

We are in Yorkshire and have recently been paying about £800 per room for skimming. Reasonably large rooms (5x5x3m) but I would estimate £600-£1000 per room at the mo and I think you would be lucky to get a room done for £600.

More in London I assume.

So £10,000-£15000 for that house?

Are the walls in good enough condition to skim? Once we took lining paper off in the house we bought and had a rewire, we had to take plaster off and go back to brick before a full replastering. Gave us the chance to add insulation, though. If the walls are in good enough condition for just a skim, you could probably do the job yourself with just a bit of filler and paint. If it is gypsum, not lime, we paid 200 pounds/room for a skim, 300 incl ceiling (in the South west). Skimming means you have clean plasterboard in good condition or a clean wall without holes/crumbling plaster. Otherwise you need replastering, which is significantly more expensive.
