How long to leave asking price offer on the table

Hello! Just looking for some advice.
last Thursday we offered asking price on a house that we had fallen in love with. Seemed a reasonable price, if not slightly high, but we loved it so thought it would secure the deal.
We’ve sold our house to a cash buyer and are ready to go. Estate agents rang the vendor and they said they wanted to wait for the other viewings. Fair enough. One viewer cancelled and the other didn’t want to offer. I’m not sure if they had other viewings booked in, but the estate agent rang me on Tuesday and said the vendors wanted the night to think about our offer and they would ring on Wednesday. I rang the estate agent last night and they said they’d rang the seller 3 times, left a voicemail and text and have heard nothing. I rang again today and same thing. How long do we leave this offer on the table?! I loooove this house, but this is stressing me out big time! It’s been a week now since we offered asking price and we’re getting nowhere. We don’t live in an area where houses are selling above their valuation.

remind them
that your deadline for a decision was this evening.

Tried to ring them twice…the EA I’ve been dealing with will call me back when she’s free. Although, she did say that on Saturday and I never heard from her!
i’m just a nervous wreck!!!!

my worry for you is even if they did accept your offer the EA or buyer seem unable to function effectively

You need to wait for them to come back to you and stop calling now.

The ball is in their court now.

As I said in a previous post, they don't sound as if they are likely to be very reliable sellers if they can't even make a decision at this stage nor communicate with their agents.
It may therefore be for the best if this doesn't work out at an early stage.

i’ve just got off the phone to them…..THEY ACCEPTED OUR OFFER!!!!!!!! I can’t believe it, I could cry! The first time buyer didn’t want to offer. Hopefully everything runs smoothly from here….

Ahhhhh thank you!!!! I actually can’t believe it, feel like a weights been lifted. You really do need nerves of steel to buy houses 🤣

wish me luck for the rest of the process….I think I’m going to need it haha! It will be a miracle if I don’t have a nervous breakdown

Great news, really pleased for you. Make sure the EA, cease marketing, and make the property SSTC on RM. And if it is a probate sale, make sure probate has been granted or at least applied for, as you won’t be able to exchange without it. Good luck, moving is so stressful, but worth it once it’s done.

@Roselilly36 i rang the EA yesterday and they’ve taken it off the market now after our ID checks etc YAY!! I also asked about it being probate, and it definitely isn’t…they’ve been renting it out to a family friend for 15 years! So hopefully it moves quite quickly, fingers crossed
