How many laws does this AirBnB/SpareRoom advert break?

Either this is an AirBnB that needs a license for more than 90 days a year. Or it’s an AST tenancy since the landlady lives abroad and she needs to comply with all the laws around that.

No way could the person renting the room be said to be a lodger when the landlady doesn’t live there.

Isn’t there also a law about a tenant needing to withhold some of the rent when the landlord lives overseas, until the landlord confirms they are paying the correct tax?

Also, £1700 a month and it’s in Catford, there isn’t even a bedroom, a bed, or any bedding!:

I love the fact that she manages to reclassify the various problems (eg there's no usable bed or bedding, and she's on the other side of the Atlantic so that's your problem you tosser) as quirky!

She really is a CF! I wouldn’t sit on that sofa never mind sleep on it. Whole place is minging. Who would pay £1700 pm for that?

All her carefully worded provisos about all the things people have complained bitterly about in the past I’d say.

'Catford is a leafy and peaceful neighbourhood' 😂😂😂. It's really not Natasha. This also isn't a 'mansion'. It's a dingy flat in a dingy house on the South Circular. At least it has countryside- esque' pubs though! That's surely the saving grace of paying £1700 a month to sleep on a dirty brown sofa.

I can find cheaper one bed and studio flats in Catford, but they're already let, or they're unfurnished, or both.

Rents in London are batshit. I have reason to know this IRL.
