Do I need to drop price again and when?

House went on 5 weeks ago. Several cancellations. Handful of viewings and no offers.

Dropped 10K from 230K last week.

Lots of houses being reduced in the area.
House over the road was dropped from 215K to 209K and gas say there since November.
Mine has an extension and is quite a lot bigger.
Should I drop again and by how much?

Will it look desperate if I drop again in the next week or so?

Nobody has really left any feedback.
One said she loved the house but garden was too small.

I really wanted to be moved by September but that looks unlikely. 😕

Wider area is not great but this road is quite safe and nice apart from parking outside. I have a driveway but neighbours always parked on road outside house leaving no room to walk on pavement. I think this is an issue.

Is the EA asking viewers for feedback and are you pushing the EA to get the feedback after every viewing? - if you're relying on passive feedback you won't get any.

Why not? A property needs browser appeal and kerb appeal to get viewings, and the right viewings to get offers.

Fix the house dressing, get new photos taken.

It's so bad it's almost a classic of everything you could do with a property photo to put a viewer off an entire property! Get them redone, stage the house to look less clinical, engage the services of a stunt pineapple.
(also, plastic grass ick)

I find the whole downstairs layout odd and would have to bear in mind the cost of getting it into a configuration I could live with.

Get new photos. You need a few flowers, just daffs would do. A few books or magazines and a bowl of fruit in the kitchen. It's got loads of potential but it's very clinical looking. Your photos aren't good, they don't show the full rooms and all your furniture is squashed together against walls (dinning table etc).

It's really easy to sort out and yes it's very very important to have great photos.
