Retirement location - unrealistic wish list?

My parents currently live overseas, and are hoping to move back within the next year or so. They’ve asked me to find somewhere which meets the following criteria:

  • Village or small town
  • Within 50 miles of Central London
  • Transport links to larger cities (bus or train)
  • New build estate, or max 5 years old.
  • Within walking distance (10 mins tops) to amenities. Not just one village shop, must have eg supermarket, butchers, GP/dentist, library, leisure centre would be great? They don’t want to drive unless absolutely necessary.
  • Open views from property

We live in the South West so ideally it would be somewhere our end rather than towards the East. Their budget is up to 1.5m. Can anyone suggest anywhere that meets all these requirements?

West Sussex. Trains to London, Brighton, Portsmouth, Southampton. Lots of new build houses around, including in Chichester. Theatre, plenty of supermarkets, South Downs, bus services.

I was going to say Chichester too. Or Worthing. These aren’t that new but you’ll struggle to get views + new build.

I think Salisbury could offer everything on the list. It's not that far from and is still comfortable to London as well as being West. It has quite a compact city centre with every shop and amenity you'd need. There are lots of houses well within their budget and you'd easily find a house with a cathedral/river or park view there.

Hungerford. There’s a new build estate on the edge of town for the views (if you can get the right plot) but it’s very close to the leisure centre and about 10-15 minutes walk to the station with trains to London. Tesco is the local supermarket in walking distance (by the railway station).

As a pp said Billingshurst might fit the bill. Mainline train into London, new build estates, supermarkets etc and in the West Sussex Weald area so views around, but not necessarily from the houses unless on edge of development and then next to bypass roads.

Cranleigh would tick your boxes, also a short hop to Royal Surrey for hospital appointments or the private hospital in Guildford. Also, private physios and good quality care agencies.

Highworth, in Wiltshire, ticks most boxes. It's more than 50 miles, but easy to get to Swindon for the fast train to Paddington. There are views, lots of amenities in walking distance, and new builds available - though not sure whether there's anything in the sweet spot of all three!

You'd also have a LOT of change from £1.5m.

stunning views, lots of £ left over to completely customise as they would like and near Ascot high street

Poundbury near/in Dorchester. A bit further than they’d like from London and some of the buildings are nearer 20years old but might fit the bill.

I would try to get them within 30 minutes of you then you can see each other without it turning into a full day or overnight event.
