Has anyone had a tiled roof conservatory built?

Had a price last year for an infill extension, nothing huge, it was about 3m x 4m. I have a suspicion the guy wasn't too interested in doing it as for a pretty basic structure he was quoting just over £40k.

Anyway, it occurred to me yesterday that we could probably get the same kind of thing we were looking at with a conservatory, but with a tile or composite roof rather than glass as the house is south facing.

Anyone had such a thing and if so, what did you pay for it?

We're having one done. 3x4 £21k. But that's with full glazing, no dwarf walls. No sky lights.

Now thats more on a par for what I was thinking. What are you doing for heating in there? Underfloor?

The current conservatory is a lean to and being knocked down and replaced. We're running the pipe down the wall from the bedroom above and having a wall mounted radiator.

Ahh makes sense.
We would be able to do that thinking about it as we could run a pipe out of the kitchen to wall hang there, the other wall is existing patio doors but a vertical rad would work.

@FoolsOld We are thinking of a lean-to to make a utility room. Was thinking of wooden panels and windows high on the 'outside' wall.
Insulation is a concern for me.

Structural plywood and padding like loft insulation or polystyrene.
Similar construction for roof.
Anyone have any comments please.

Does this allow you to open up into the rest of the house to create an open plan area?

how does conservatories with tiled roofs work - are they extensions?
