Selling house - private or EA?

We were about to put our house on the market this weekend when we saw a post on our local FB page asking if anyone with our type of house was selling.

I’ve been messaging the prospective buyer and they are really interested in the house and have already started talking money. They live on our estate already and have coveted the style of house we are in for a while but none are on the market.

I’m not against a private sale but one of the reasons I want to consider still going to market is to make sure we get the best price and also get the sales progression work from the EA. I know we could do that ourselves but we are time poor busy people and we are trying to move while I am pregnant so I just don’t think I can be bothered.

EA fees are expected to be about £3.5k, although our agent has said she would reduce her fee if we end up going with this private buyer after going to market as she won’t have done a full job, which I thought was fair.

Any advice from anyone of pros and cons of both? We can afford the fees but obviously not paying them at all is tempting.

If they’re a good agent, they’ll earn their fee managing the chain, ensuring it’s a decent price and liaising with solicitors. For a couple of grand, to me that’s worth it.

Thanks @dreamersdown that’s what I’m thinking too. The agent comes highly recommended by two friends of ours and we were really impressed by her when she came to value, and all the correspondence / conversations since.
