Estate agents

About to put my property on the market. SW M4 corridor.

Can’t decide between smaller local estate agent or big national one like Savills who charge about 0.5% more commission.

Has anyone found the difference worth it? Tempted to think with the likes of Rightmove a bit immaterial?

If it's a very standard home just go for local agent. If something a bit fancier and unusual then I would go for the larger one.

Choosing the wrong estate agent can leave you in a world of pain - too highly priced, no real interest in you, poor service, trapped in long contract.

Do more research of finding the best agent - google/ YT/ etc. Don't agree to be locked in for any more than 8 weeks.

Is it a home that people will move from London for - if so then you need someone like Savills, Jackson's, Carter Jonas etc.

Individual new build at end of my road sat on market with local agent for 8 months switched to knight frank sold in 3 weeks.
