It’s for a friend, she lives in a 3 bed house had it valued at £280, owes about £94
she what to downsize as she’s on her own and it’s just to big for 1 person & utility bills.

if you’ve sold recently what fees did you pay
for both selling & then buying, what other costs does she gave also ?

basically, she wants to know what money she has left after everything taken into account
so she can look in the right price range

We sold a flat in the peaks last year and paid £1.1k for solicitor fees and I think 1.5/2% of the same price for estate agent fees. We bought a house in manchester and paid £1.2k for solicitor fees, £775 for a RCIS level 3 survey and a structural survey (and they missed a huge structural issue) and I think £350-£400 for searches etc. We haven’t moved in yet but we’re expecting to pay about £250-£300 for a man and a van (we’re doing all the packing and it’s only down the road).

I don’t get too involved in our finances so I might have missed some costs, generally my partner sorts and pays for the big ticket things and I do all the things that involve people or a keen eye (like interior design).

Estate agents fees approx 1% of sold price (0.9% plus vat)
Solicitors for buying and selling £3k (inc searches)
Stamp duty on next house (which if shes downsizing to under £250k will be £0)
Moving fees £300 - £1500 depending on level of service
New mortgage arrangement fees (if needed) £1k
Building survey £750
