Just going through the sale process of an investment purchase for a block of 10 flats… all tenanted so no immediate work to be done on these. Question I do have though is, the building only has one staircase (entrance and exit) over 3 floors - 4 flats on ground - 3 flats on upper floors. With fire regulations does there not need to be a second external exit? The building was built in the 80s and has always been a BOF. The building was last sold in 1997 so over 25 years ago. An external staircase and exit could be installed to the rear of the property but this would mean making 2 flats smaller, one on each floor. Just wondered if this would be a requirement. The current owner has clearly adopted a not bothered approach about it…. a couple of tenants have said that he is useless - not getting into that politics though!! Any advice welcome.
