Searches to Completion advice

Hi everyone,

I know theres 101 threads on this, but how long was everyones searches to completion timeline. We had our searches ordered 16/03 and some are back already, just waiting for our LA which according to the Calderdale website should be around 10-15. Solicitors have been super on the ball and have sent over report on title, enquires at this stage and mortgage report. Our seller is chain free so when I asked the estate agent for a rough date she said 28/04. Do you think thats feasible, 5 weeks from now?

Possibly but it depends what enquiries they raised.

It depends whether the searches raise any enquiries. Have you had the mortgage valuation, survey, mortgage offer? I think on average even transactions with no chain issues are taking 4 months from offer to completion so it depends how far along the whole process you are.

@Karmatime So we got our mortgage offer and full structural survey in february, mortgage all approved and the solicitor has already sent over the report on the mortgage. We had our offer accepted early January but the vendor didnt know what she was doing so delayed it by a few weeks not knowing what to do with online documents but her solicitor booked in a session with her and got all the relevant paperwork done. Report on title is done, mortgage offer in place, no issues our end and we will be sending paperwork back to the solicitor this week. All thats outstanding is LA search (been a week) and initial enquires. Solicitor said if they receive satisfied enquires back by back end next week we should be on the home straight. There were 7 enquires in total at this stage.

hopefully fingers crossed end of april is feasible. How was your experience?

@OAmary It sounds as if you are nearly there pending the search. Depending on how long answers to the 7 initial enquiries have been outstanding I would also ask the estate agent to chase the seller or seller’s solicitor.
