How much should I offer?

3 bedroom house in south london. Just off to view it now. Has been on the market for over a month with no offers, but it is in a good school catchment area and not much else has come up recently.

We are chain-free (sold our house already). It’s on at £1.25. Last similar house in the road sold for £1.15 in August 2021.

Should we offer: £1.15m - 8% off. Prices are going down, it’s been on for a month, and we are chain free. We’d expect a counter offer to this.

Or £1.2m - 4% off. More is cheeky, and it’s reasonably priced.

We’d obviously rather spend less, but we don’t want to piss off the owners either, or look cheeky. We bought in a rising market last time, so offered asking price.

Offer 10% less and give yourself room for a counter offer - to be honest they’ve not had any offers yet or they’ve had low offers and hoped for a counter offer and didn’t get one.

Well, they’ve rejected - only open to offers over the asking price. Which is a shame, but there you go.
