Amyc24 · 17/03/2023 19:18

If you have had a loft conversion in the last year, how much have you paid please?
kindly include what you built e.g a bedroom and en-suite.

Only asking cause we have seen a property we like but this will probably need a loft conversion.

thank you

A couple of years ago but 50k for a hip to gable plus dormer. New staircase to match the lower one. Fitting the ensuit (but not the suite itself) Included 2 veluxes, one window, insulation and electrics. Everything but the carpet and final coat of paint basically.

We had the same done last summer... £53K in Sunbury.

Sure, it’s Redwood Loft Conversions.

Ah thank you. I actually had them out for a quotation last week Grin I've not had it back yet but sounds promising!

starsinthegutter · 19/03/2023 23:30

Just been quoted around £80k inclusive of vat. 1930s semi, 1 large bedroom + separate shower room. SE London. Had a few quotes, all around the same mark 😱

Ah great! I think our quote came back about 10 days later, give or take. Hope it’s in budget!

Dormer to encompass large double + shower room in London Z3 terrace. Complete job including new roof and upgraded windows around £70k - last year. That’s for complete job including repainting areas damaged by the new stairs. Extremely happy with the build and the builders - they were amazing.

IceandIndigo · 23/03/2023 14:58

East London, £72k + VAT for a dormer conversion to create one bedroom and ensuite. Standard Victorian terrace but a relatively complicated project, hip to gable and raising of the roof ridge and eaves.

I’ve PMd you

Starseeking · 25/03/2023 07:13

Would you mind letting me know who you used/got quotes from @Namechanger355 and @PapaBiscoffi, please?

I'm in a West London, just finishing plans at the moment, and want to get the loft conversion done for a maximum of £50k plus VAT.

Stinkymalinkyfromdownthelane · 30/05/2023 18:10

Stepbump - I was wondering if you went with redwood lofts in the end?

Stinkymalinkyfromdownthelane · 31/05/2023 12:33

Bump

MsShopper · 31/05/2023 22:54

You might need to tag @Stepbumpstepbumpbump in. 😊

@Namechanger355 were your quotes recent? If so, would you mind sharing the companies that quoted you. We live in a similar area and just had a quote of 66K plus VAT hip to gable. Was hoping for closer to 50k.

hi it was able 2 build and central lofts which we asked last year

but had a refreshed quote from central lofts which is £63k including vat - so slight price increase of £5k or so

havent yet done the build but going to

Stinkymalinkyfromdownthelane · 01/06/2023 16:08

@Stepbumpstepbumpbump did you use redwood lofts on the end? Can i ask the quote price?
Thanks @MsShopper x

Gooseysgirl · 01/06/2023 16:11

Five years ago £42k including vat. Then another £5k for new roof and we spent about £2k on bathroom ware, tiles for the en-suite, and laminate flooring in bedroom. I would expect to spend around £55-60k for the same now. We are in NE London and converted the loft of a 1930s semi-d.

Stinkymalinkyfromdownthelane · 01/06/2023 16:16

We have a quote of £35k for a conversion into bedroom and bathroom, roughly 5m square Includes everything finished ready to paint except the bathroom suite and fitting. What do you think - Does that seem alot? West mids, friends was 23k a few yrs ago.

DuckBushCityLimit · 01/06/2023 16:22

Just had a quote today for £67k inc VAT, for a hip to gable extension on a 3-bed semi in SE London. Got another company coming to quote next week but expecting a fairly similar figure tbh.

Swrigh1234 · 01/06/2023 22:00

Prices mean nothing unless you specify sq.ft.

Stinkymalinkyfromdownthelane · 02/06/2023 21:26

25 sq ft

Stinkymalinkyfromdownthelane · 02/06/2023 21:28

I mean meters 🧠!!

whirlyhead · 02/06/2023 22:01

7 years ago mine cost £60k but that included knocking down an existing disaster of a loft, also moving stairs and a wall downstairs. Costs included stair lights up 2 flights of stairs plus a pocket door in the downstairs main bedroom and replacement fire doors through the whole house and redecorating the floor below. We now have a really large and fantastic loft space with en-suite so it was worth it. Took 4 months and our builders were fab. We’re north west.

We are finishing up a full house renovation and Loft extension in South london. The loft with 2 bedroom and en-suite (3 floors)The price around £80k+ VAT - complete building with renovation. The main i thing a quality in home building process. Also always need to be sure with materials quality. Other way can have a lot of expenses after build.
