How much has your loft conversion recently cost you

If you have had a loft conversion in the last year, how much have you paid please?
kindly include what you built e.g a bedroom and en-suite.

Only asking cause we have seen a property we like but this will probably need a loft conversion.

Any further info on which (East) London loft conversion companies to avoid? About to embark on this adventure and it feels like a minefield....

Currently getting a few quotes to in the London area which seems extortionate!

Where did you get your quotes from? I've used some comparison sites and local builders - but feels so so expensive.

Did you go ahead with yours, if so worth it?

Ours is for space for the next couple of years but also to add value (Which I'm unsure if it will). Would love some more advice on this.

@TedTTedT we got quotes via recommendations. We chose a builder who was personally a nice guy we felt we could work with and the quote was reasonable given raw material prices have gone up 40-50%.

If you want a 'tin hat' to cover the whole build while they are working, definitely ask specific prices for this. One builder quoted £20k, the builder we went for said £5-£10k. We've ended up paying £9k, so that first guy was trying to rip us off.

We are mid build on ours at the moment, should be coming in about £65k for a dormer (bed/bathroom) on a 3 bed Edwardian, but the tin/hat scaffolding is on top of that.

Great to know re. prices, we are in a Edwardian too - so can use this to benchmark as well - yeah couple of the quotes including the tin hat were way north of 9k - around 20-22k for just the tin hat so good to know.

We're in North West, so bear that in mind if you're down South.

My builder called about 20 places trying to get quotes and that was the best price. The company used actually got the tin hat part from another company, as they aren't that common. I paid the scaffolding invoice directly, so they was no builder mark up either.

We’ve done ours recently (2024) a 1930’s originally 3 bed semi-d in East London (adding a bedroom plus ensuite). Quotes ranged from 55k-90k (cheaper quotes tended to be loft companies with mixed reviews and slightly suspect project plans such no tin hat despite a winter build, and load of exclusions when quotes were examined such as no accounting for the cost of skips or waste removal!). Hoped we’d end up at a mid point. Used a local recommended builder. Organized some trades ourselves (flooring install, tiler) to keep costs down. Including doors, floors, velux etc. build cost was c.60k (plus vat), finishings an extra 10k. Carpentry currently unfinished as quotes are 8-10k for wardrobes in the eves!!

Unexpected other costs: to fit the stairs we had to change a walk in a bedroom. Build cost covered plastering etc to make good BUT it altered the layout of the room so some furniture needed replacing. Fire doors throughout the rest of the house (again basic doors were included but our preferred style were much more expensive). A new Hoover (I broke ours cleaning up the dust!)

Any other suggestions on quote sites, I've used bark.com, LoftCompare.co.uk, My Job Quote and a couple of the others I found on adverts. Then direct to some local builders.

Any other comparison site services you recommend? Or would a local builder be the best option - going to get a couple more quotes from local builders then decide - haven't really got any competitive quotes yet from comparison sites - but quality is definitely at the forefront for us

Recently, we have been considering a loft conversion - based on needing more space, and we decided on a Dormer loft conversion. Quotes ranged from 45k-80k. The timescales varied massively - and from what I've heard, never stick to the agreed time due to delays in materials being delivered.

Got some quotes direct from a couple of sites, used LoftCompare for average costs on a dormer loft conversion and were pretty accurate.

In the end we've decided to put it on hold and looking to move.

There are other places to consider, Bark.com and Checkatrade too, but preferred local builders with either a personal recommendation or at least decent reviews online.

We did ours this year. Hip roof lifted. Dorma added with en-suite. Best thing we ever did. It’s so light and airy and gives us so much space. 65k. Took 9 weeks start to finish. West Midlands.

Hi, this is our loft, and next door who had a conversion, I would only want an end window in the wall, and the basics, just a couple of plus sockets. Is there a "ball park" figure for this. North Lincolnshire. Typical 3 bed semi.
The purpose would be occasional guest for for visitors

£38k inc VAT no en-suite though, with a dormer. Included everything bar carpets and painting. We’re in the south and know that we got a bargain.

We got a quote at the beginning of the year for a Non-Habitable Room (to be used as a walk in wardrobe/dressing room) which would be a 50m2 velux conversion and it was £11k in the north east. However the house sale fell through so it wasn't carried out.

It costs a lot more if you want proper habitable rooms like bedrooms though.

Most non habitable rooms (kitchen/bathroom) also cost a lot due to plumbing etc...

Quote 77k inc VAT includes two large rooms plus bathroom on detached bungalow. Includes all electric, fitting bathroom suite (but not purchase) and Juliette balcony. Large project includes hip to gable plus dormer and veluxes. Also a bit of remodelling where the stairs will go including creating a stairwell off a room, blocking a window off and creating a large hole in the room for us to fit bifold or sliding doors (door not included). Otherwise all is included up to plastering. No tiles in bathroom. We also need to do some extra plumbing to remove a tank etc. In SE by the sea!

I feel like a lot. Spent 85k and added less than 50% onto our sale price. Initially wasn;'t to sell, but ended up selling.

Was worth it for the space, but the costs are extortiante these days
