How much has your loft conversion recently cost you

If you have had a loft conversion in the last year, how much have you paid please?
kindly include what you built e.g a bedroom and en-suite.

Only asking cause we have seen a property we like but this will probably need a loft conversion.

A couple of years ago but 50k for a hip to gable plus dormer. New staircase to match the lower one. Fitting the ensuit (but not the suite itself) Included 2 veluxes, one window, insulation and electrics. Everything but the carpet and final coat of paint basically.

Costs have apparently gone up massively. For a small dormer conversion with a shower room, cheapest quote was about £65,000. Doesn’t include things like the actual stuff (tiles, sink etc.) for the shower room, or decent flooring or the built in alcove storage. Nor party wall legal costs. Going to be a minimum of an extra £10,000 on top I think. SE London.

East London £65k - 1 bedroom with en-suite shower room. Not happy with the company we used and would not wish the experience on my worst enemy.

We booked our dormer loft conversion to be done later this year at a cost of c£45 inc VAT. That will create a large main bedroom, smaller dressing room (or office), and a shower room. It will be to a plaster finish (so no painting or carpets) and includes skirting / architraves / doors, electrics, plumbing, fitting out the shower room (but not the cost of the suite, tiles etc) and mains smoke alarms. We’re in the West Mids.

Definitely! At least £10k cheaper than others who quoted. (No wonder they are booked up 9-12 months ahead!)

got three quotes - all quoted £50k plus vat

SW London - dormer bedroom + ensuite + lowering of ceilings on 1st floor, including carpets, decorating, bathroom around 75k all in. The quote from the company was 60k exc fittings, decorating and carpets.

Whole project took 8 months instead of 8 weeks and has been insanely stressful. NEVER AGAIN!

All inclusive £52k for a dormer bedroom with ensuite, London.

This includes everything; party wall fees, flooring, painting, shower suite, staircase, smoke alarms etc.

I’m NW. £68 k which now seems expensive! Hip to gable. I did have additional work though. Ceiling drop to first floor to make enough headroom in loft. Some chimney breasts removed. Dormer, Juliet balcony, Velux, extra storage built in. They created the en-suite but we had to buy the tiles and fittings etc.

They did a fantastic job though.

Costs won't be comparable unless you give more details of the house/what you'd require. House age? Size? Ceiling reduction/re-roof required? Dormer? Could range anywhere from £15k-£100k+

Okay... So ll high street ones and DIYkitchens use mdf? Which kitchen company does plywood carcass then please? I know the high end ones (like devol plain English etc) use hardwood I think...but super expensive
Sorry really a novice in kitchen details trying to gain as much knowledge as I can before we begin the process may be next year...

Ours was 2 years ago but full dormer, main room with en-suite and a smaller room at the front with 2 large velux windows was 50k inc vat. We did spend some extra on re slating the front roof and some chimney repairs. Not far from Oxford.

We had one done for £15k but it isn't classed as "habitable". It's fully finished, plastered etc, but no heating. 2 velux windows. A ladder goes up to it from our bedroom. It's used as an office/games room so is perfect for us with working from home. If we'd wanted a full conversion it would have been so much more money and would have had to take out the box room for the staircase so wouldn't have made any sense.

We are finishing up a full house renovation and extension (West london). For the loft (1 bedroom and en-suite) it was around £70k+ VAT for a hip to gable plus dormer shell only. Paid separately for all external windows and 2nd fix items. Likely could have gotten cheaper if I sacrificed speed but it finishing all the reno &extension incl decorating in 16 weeks was worth the £££

@Namechanger355 were your quotes recent? If so, would you mind sharing the companies that quoted you. We live in a similar area and just had a quote of 66K plus VAT hip to gable. Was hoping for closer to 50k.
