Simple Loft Conversion - East London

Hi - trying to get figures on a simple loft conversion. Think they are called shell lofts - ideally would like windows, electric/sockets, radiator, insulation, flooring, plastering done (hope I’ve not missed anything else). House is an end terrace two bed Victorian.
- How much do you pay all in?
- How long did it take?
- Do you need to go through planning permission (if so how long does it take)?
- Having completed yours, what’s one thing you would do differently if you were to do it again.

Never heard of a shell loft but my dormer conversion was about £70k in 2018.
Planning permission needed. But it’s automatically approved and doesn’t take long.
Took a couple of months
I would have put in place clear boundaries around our decision making so I didn’t get calls at work demanding I decide what lights I want then and there without time to think

I had a single dormer loft conversion in an small East London mid-terrace in 2015. It included an en-suite and was fully finished rather than shell, but came in just short of £70k. Under permitted development so no need for planning consent.

Permitted development, 60 +vat. 12 weeks. What would I do differently? Even more insulation. Ceiling inset lights instead of pendants. And getting the sockets in better positions. (I placed ALL mine behind furniture thinking it'd look neater, now I can't reach any of them! Also, remember to get a 2-way light switch at the top of the stairs. I didn't, so I can't put the lower landing light on to go down, only the upper one.
