Mottingham or Eltham

Hi we are looking at purchasing a property within the Mottingham area. It’s sort of in between Mottingham and New Eltham on a quiet residential road.

The immediate nearby area looks perfectly nice and quiet but I’ve heard a lot of people mention to avoid Mottingham as it’s rough and not that safe.

Is there certain roads to avoid in the area or is it relatively safe and similar in comparison to beckenham, Bromley south etc?

Following. Are you currently living in South East London? I’m looking to buy/move to SE. Any recommendations? Was considering around Eltham Station area, Woolwich & Shooters Hill.

Can’t really advise OP re: Mottingham as I only ever head down that way to wander round the Tarn, but the area of Eltham north of the station (probably north of the High Street, in fact), east of Well Hall Road and bounded in by Eltham Park North is consistently nice and it’s difficult to go particularly wrong. Shooter’s Hill seems nice too but it’s such a slog to get up I’ve not seen much of it.
