Anyone have experience of not getting into a two way chain?

Property on the market and selling with no upward chain to avoid stress of being stuck in a chain both ways and to make it appear more attractive.

Plan to start looking at properties when I'm SSTC and move into rental until my new property is available.

Or if I don't find anywhere straight away, move into rental and look as a cash buyer.

Anyone have experience of not getting into a two way chain?

How did it go? Any tips?

I moved into a rental just before we were about to exchange - that was over 2 months ago and we haven’t exchanged yet! It’s been expensive but we were moving far away and the delay would have been more stressful if we had been trying to buy too.
We were lucky and managed to find a place with a 6 month break clause that’s big enough (just) for all our stuff so we don’t have to pay storage as well.
It’s been quite stressful due to the delayed exchange but I’m hoping it will be worth it when we start to look a property in earnest and are chain free.

We did this as it was a work relocation and we didn't have time to sell and buy before needing to be in the new place for work! We moved into rental before we'd sold (house went onto a management contract with EA) and sold fairly swiftly to a cash buyer.

It was hard to find somewhere to rent - a LOT of competition (as in queues at viewings) and minimum 12 month tenancy. Also more expensive than we'd planned as anything cheaper wasn't suitable.

Then we started looking for somewhere to buy. It took the pressure off needing to find somewhere quickly and meant we were in an excellent position to buy. Took ages to buy as vendor/EA wasn't honest about being chain-free. So we ended up with 3 months of rental whilst selling, another 2.5 months to find somewhere, then 3.5 months to completion. Then it needed renovation so 3 months wait for a builder followed by 5 months work.

It's been extremely expensive but had meant we've been able to do a big renovation whilst not living in the place
