When do you pay for extras on a new build?
we want to reserve a new build house but wanted ab upgraded kitchen. Do you pay for this upfront or when you complete?

Depends on builder tbh - my sister just lost 5k as there sale fell through and the builder had another buyer lined up. They are now looking at new builds where they pay on completion

You usually pay on completion along with everything else

You pay a small deposit when ordering then the rest when you complete

In this current market I'd try and get the upgraded kitchen thrown in. The new build market is struggling.

They are already offering 5% cash incentive so them adding the kitchen would be over the 5% incentive limit that most lenders allow

We are with David Wilson,

25% when we had finalised our choices. Then the remainder on completion.

We were able to think through all the choices up until the roof was due to go on, so had a good couple weeks to decide, including lots of trips to show homes and calculating if it was cheaper to go through David Wilson, or get it done ourselves afterwards.
