Anyone else recently gone on the market? How many viewings?

Hi,

I have just gone live on the market on Wednesday and already have 19 viewings lined up! A little shocked as I thought the market was dire. We are moving for secondary school places so no option of holding off for the market to get better. Hardly anything is selling near me so not got my hopes up but was shocked with 19 so far.

Going on next week. The market in my area (small market town in the North, great commuting links) still seems relatively buoyant so feeling reasonably hopeful. Agent says he registered more new buyers in January than ever before (he's a very long established and trusted local agent so I don't think he's telling porkies). But we'll find out next week I suppose.

19 sounds like a very impressive launch!

I am in a small village in the north so that's interesting about more buyers! Usually in our village houses go within weeks but everything that has come on in the last few months has not sold so it's a little worrying. We have priced ours 25k less than what one estate agent recommended though, I thought he valued it too high and would rather get it sold then keeping it dragging on in the market.

Yes 19 is promising..wonder if that's it for now or might get more on a weekend!

I'm going on the market next week. Agent says she has 3 /4 buyers on her books that will definitely want to view. I've seen houses stay on the market for weeks recently too - really nervous we won't get much interest or people will want to offer low.

Good luck, 19 viewers sounds like a really good amount.

I have a small quirky flat that needs a bit of love. Been here for years, but lost the love and want bigger space - can do as saved loads. Not best part of town, but you can get into the city in 10 mins on bus. Priced for landlords. Went on for sale. Got 4 viewing booked within 24 hrs of going live. First viewer offered full cash asking price and quick sale.

I was shocked as my flat needs work and is really quirky. Flat above me is similar and took 6 months to sell.

That will be why.

Many agents will over-value a home to get the instruction from the buyer, then the property won't sell and will have to be reduced a few weeks later or the buyer will want to stick to the over-optimistic asking price and the house will linger for months.

Well done for being sensible.

@Greenfairydust i agree. Lots of estate agents wanted to price more, except the one I choose. I asked a surveyor friend. They recommended a reasonable price. I went with that. I was ready to let go. My mortgage is covered and enough for a recent deposit
