Nice affordable areas in Leeds?

My brother has just got a job in Leeds and is looking to buy a 2 bed house. Any ideas?

He's seen some 2 beds for sale for around 150k but I can't work out why the houses are cheap, especially for Leeds. Must it be the area? I'll link them below

It’s probably one of the roughest areas in Leeds. Seacroft, Belle Isle, Chapeltown all areas to avoid.

As an example, in the nice suburbs in north Leeds you’d be paying at least 230k for a 2 bed

He's working in the city centre, so just having a look at all areas at the moment, we just need to know which areas to avoid

That’s the issue really. Leeds generally isn’t an affordable city. Affordable houses and fixer uppers are snapped up quickly by developers or landlords due to the proximity to several universities.

The nice areas aren’t affordable. The affordable areas aren’t nice.

When we worked in city centre we lived in the city centre as it was better than the surrounding areas - although not practical if you have kids. If you want nicer areas you are looking at Roundhay, Meanwood, Headingley (although lots of students) Oakwood, Horsforth but then you are looking at incredibly high priced housing - I would say disproportionately high compared to nice areas in similar cities.

I'd stay clear of the city centre (you only have to look at the police crime stats). I lived in Leeds years ago, not sure how it is now but Armley, Wortley, Beeston, Harehills, Chapeltown weren't great. DH sometimes works around that area and said it is quite bad. If I wanted to look for myself (and often do) it would be Guiseley, Alwoodley and Horsforth edging towards Ilkley as well. Expensive though.

Burley/LS4? Close to town, fairly good for amenities and transport. Definitely not fancy, but fairly safe. It's not £150k sort of cheap though.

Like all cities there are good and bad areas

Beeston (the terrace) has some lovely streets and some not lovely streets but it's on a very frequent bus route and easy to get in and out of Leeds city centre

South Leeds is much more affordable than north Leeds and lots of people new to the area move into the Morley / Tingley / Ardsley areas

North Leeds is massively over priced for the standard of houses so it depends on what he wants out of the area and whether it's just him or he has children -there are some excellent schools in south Leeds, both primary and secondary

Hi OP. Leeds dweller here.

Both of those houses are in typically 'bad' areas but they're not too bad to be honest these days. Not the best, but absolutely fine for getting on the ladder. I know some people who have lived in both of these parts of Leeds and brought up children there and have never had any issues.

More typically affluent areas would be kirkstall, chapel allerton, horsforth, headingley, alwoodley, Moortown, but like everywhere there's good and bad there too and sometimes the 'bad' parts of these affluent areas are worse than in the bad areas as they get less funding and support.

I'd recommend considering armley, kirkstall, burley, meanwood and potentially hawksworth (has improved muchly in recent years and isnt the hellhole some people think it is). There's good and bad in each, some streets wil be fine but the next street over will be bad, you'll get a vibe when you go and view. These locations all have OK access to the city centre and burley, headingley, kirkstall and horsforth have train stations with trains into town.

Honestly though i would recommend visiting some areas since, although leeds is very compact, the different suburbs all have quite different vibes and you need to get a feel for what would suit you.

Ps, I'd also recommend not ruling out slightly further away places such as Wakefield, Castleford, Rothwell, Swillington, Garforth and Methley. Some lovely houses for less money but very easy access into Leeds and motorways.

Your first link is to a house in Seacroft, and that is to be avoided. The second link is to a house in Beeston, which does have a bit of a reputation but is changing, and that house is on the better side of the park. It is not close to the managed zone (aka red light district), which has actually been stopped on paper (but of course there are still issues).

parts of LS12, lower wortley area is nice and affordable. Steer clear of armley and upper wortley which also fall in LS12 postcode.

Other areas in that price range I would consider are Bramley LS13, Pudsey LS28, Morley LS27.

I wouldnt live in beeston, holbeck, hunslet, belle isle, gipton, harehills, seacroft, halton moor. But then again not all parts of these areas are terrible.

The Rothwell, Woodlesford, Oulton area is quite nice. Plenty of shops, pubs and bars and a few restaurants. You could travel into the city centre using the new Hunslet park and ride in less than an hour at peak times.

We're trying to figure out which ones to book a viewing for.

Any ideas on this one and the area?---- Just so we know if to book a viewing

I second the advice of @Thinkwicebeforeyouleavemylife I live in Castleford and it has affordable housing and great train service (soon to be improved with second platform) plus handy for motorway. Morley and Tingley are relatively expensive being south leeds postcodes but have little to offer in terms of 'charm'

Tell him West Leeds is best for affordable but still decent - Farsley and Pudsey (LS28) have good transport links into town, Bramley (LS13) has some rough bits and some better bits and he might get a bargain.
