Nice affordable areas in Leeds?

My brother has just got a job in Leeds and is looking to buy a 2 bed house. Any ideas?

He's seen some 2 beds for sale for around 150k but I can't work out why the houses are cheap, especially for Leeds. Must it be the area? I'll link them below

I’ve been quoted a couple of times about my comment about Beeston. For me, that’s closer to Hunslet and Holbeck than I would want to live. Not intending to offend just the OP asked if the houses were in nice areas and I don’t think they are.

I’m definitely not disputing that there are naice and not so naice people everywhere, but it doesn’t take many not so naice people to to cause issues for people living in an area. I’ve lived in some upmarket areas and that’s where I’ve encountered the worst human beings, and areas much rougher than South Leeds where my neighbours have been like family.

Yes a lot of work has gone into making Beeston nicer but it’s still got a terrible reputation due to high crime rates, and you can’t argue that crime isn’t an issue there. In a one mile radius around the second property there were more than 600 crimes in December, more than a third of which were violence related. About 1/6 were theft, robbery or burglary. 4 of these (one mugging, 2 violent or sexual assaults, one vehicle crime) took place on that street, that’s partly what I’m basing it on.

So by that reasoning, what are the crime stats for MN favourite Chapel Allerton (and no I am not saying that CA is in anyway comparable with Beeston) but within a mile you have large parts of Harehills and Chapeltown?

Of course, if he's working in the city centre and wants a city centre lifestyle, he could look at renting a flat in/close to the city, in the beginning at least.

I used crime-statistics.co.uk but ADT is good too.

There are other sites you can use.

I’ve just searched on 2 addresses I’ve lived at in the past 5 years in Roundhay and Chapel A, again it looks at within a mile radius.

Roundhay had 78 (27 violent) crimes in the same period, Chapel A 397 (150 violent) None on the streets I lived on thankfully. Having moved more than 10 times in the last 8 years (hopefully just for that last time!) crime rates are a deal breaker for me.

I grew up in pudsey, it's a nice town but the train station isn't in a good area (if public transport is necessary) so you'd probably be better off using the bus it can take 20-40 mins depending on the time of day. Traffic in the centre of Leeds is very bad at the moment due to them pedestrianising the area around the station. I moved to mirfield and it's one of the nicest places I've ever lived it's got a community feel but it's also got large supermarkets, bars, a lovely canal, nice woodland walks and cycle routes easy commute to Leeds Manchester and London too.

Another one saying look at the train lines in most directions (but certainly the Saltaire/ Shipley/ Silsden kind of direction). I come from a suburb of Leeds but now live in a London commuter area. The trains (around Leeds) are - price-wise and reliability-wise - better than mine, but I find the traffic loads more frustrating there. Armley, for example, seems to be a constant bottleneck and I would be looking to move if I had to work or live close to there.

Saltaire is really nice. Harehills is awful but a good location for the city. Burley and Headingley are nice.

I grew up in Lower Wortley LS12 and it's a very convenient area for busses to the centre of Leeds. Blue Hill Lane is near Cross Flatts Park is nice but quite affordable. How is DH getting to work?

I've lived in Chapeltown for over a decade and had no problems, tbf.

Quite often see the flats over the road marketed as being in Chapel Allerton.

I agree.

Anyone remember when the London Underground was bombed a few years ago? They came from Beeston...

I grew up in Garforth. Two train stations and good bus services directly into Leeds.
I'd also recommend Rothwell, Castleford and at a push, Crossgates.

Agree we over in East/South East Leeds often get overlooked. Train stations at Garforth , Cross Gates and Woodlesford under 15 mins into city centre. Bit further out in Castleford though, but more affordable.

I'd say though that Garforth is least affordable and housing seems to get snapped up pretty quick, but the other parts are decent. And close to M1, M62 and A1 access. 150K may just about be doable for a 2 bed, but pushing it a little.

Garforth is incredibly busy now as well. My parents look after my daughter on Fridays and when I go pick her up it always feels very chaotic on the roads/people everywhere, even on a Friday night.

Nobody is tarring an entire community, I'm sure that there are some perfectly decent people in Beaston, same as there would be in any other area

However, if you look up the top 10 most dangerous areas to live in Leeds (according to crime statistics), Beeston is up there at number 4. This doesn't indicate that much has changed.

It sure it's fine for some people, but I don't think it qualifies as the 'nice' area that OP is asking about.

Tell him to look at outwood, it's in Wakefield but it's got a station with a trains direct to Leeds.
Lovely area.
