Nice affordable areas in Leeds?

My brother has just got a job in Leeds and is looking to buy a 2 bed house. Any ideas?

He's seen some 2 beds for sale for around 150k but I can't work out why the houses are cheap, especially for Leeds. Must it be the area? I'll link them below

I live in Armley for 15 years and had no issues. great links to the city. You can be there in 10 mins on the bus. You just need to be more towards KFC side. I am buying in Wortley. Was looking in Pudsey and Bramley. More affordable.

DoesItMakeYouFeelBetter · 26/02/2023 20:41

@EyeC the last one you have listed looks fine. That area is ok. We lived near there, and I know lots of decent folk who live in the surrounding streets - teachers, mechanics, many with kids who have done well and gone to university. The other side of the park is not so nice.

pebbles3004 · 26/02/2023 20:55

I would look at what's along the train line or a decent bus ride (not too long or infrequent times!)

Rodley
Pudsey
Farsley
Morley
Saltaire
Apperley Bridge

The bottom two are actually in a bradford postcode but really nice areas - and due to the bradford postcode, you suddenly get much more for your money!

I would actually recommend getting a 6 month rental somewhere and hold off buying until you get a feel for some areas.

TheNefariousOrange · 26/02/2023 21:29

If he is after cheap, I think I would be more tempted to get on the train line and live and commute from somewhere like Brighouse, Huddersfield, Ossett, Mirfield, Wakefield, Shipley, Pudsey. If he's prepared to pay a bit more, places like Roundhay and Chapel Allerton are very nice, but very expensive. A lot of my single friends opt to house share in these areas, so this is also an option. There's plenty of professionals-only houseshares if he is worried about ending up in a house full of students. Again, if I had that kind of cash I'd be more tempted to live over the North Yorkshire border and commute in e.g. Skipton, Ilkley.

I agree with the pp who said to rent and find out for himself. Potentially as a single guy starting a new job, he might want to socialise etc after work and living more centrally whilst he found his feet might be an easier transition into a new city.

Normal people do live in the not so 'naice' areas y'know ? Whole areas of leeds aren't full just of druggies, criminals and poor people 🙄

Ilkley is in West Yorkshire .

DisneyChops · 27/02/2023 13:56

I grew up in Garforth. Two train stations and good bus services directly into Leeds.
I'd also recommend Rothwell, Castleford and at a push, Crossgates.

AuntieMarys · 27/02/2023 13:59

Cross Gates isn't bad. Keep away from Halton Moor and Seacroft

Banchory · 27/02/2023 14:07

I’d look at Pudsey, Horsforth and Guiseley.
Not sure about Meanwood, used to have a friend live there and she was married to a policeman so couldn’t be too bad.
Headingly is student area so a busy vibe.

Don’t go near Seacroft.

Friendofdennis · 27/02/2023 14:12

It would be best to rent and get to know the city first. Some areas of Leeds are really menacing and oppressive and I say that having lived in Manchester London and Newcastle

sevenbyseven · 27/02/2023 14:22

Does it have to be a house or would he consider a flat? This is in a nice safe area and around his budget: www.rightmove.co.uk/properties/130801091#/media?channel=RES_BUY&id=media1

sevenbyseven · 27/02/2023 14:27

Or this one near Headingley station: www.rightmove.co.uk/properties/127974632

ApolloandDaphne · 27/02/2023 14:49

My DD bought an amazing victorian townhouse in Harehills. I think it gets a bad name but she loves it. Her neighbours are lovely and it is a nice walk to Chapel Allerton or Roundhay. We love going to visit her.

MidnightMeltdown · 27/02/2023 15:02

I lived in Leeds for a while. Definitely wouldn't recommend those areas. Bad areas in Leeds are really bad, and cheap areas are cheap for a very good reason

I would avoid Beeston, Harehills, Seacroft, Little London, Armley, Chapel Town, Hyde Park, Burley

Better areas are Chapel Allerton, Headingley, Roundhay, Adel, Kirkstall, Horsforth, Cookridge, Meanwood, Rodley.

polkadotpolkadots · 27/02/2023 15:02

If he's working in the city centre, look at Shipley - only 15 mins on the train into Leeds and in very close proximity to Saltaire which is great. Some streets are a bit rougher but overall it's decent and will be within budget.

I agree. MN is ridiculous about this sort of thing.

Morley LS27 might be a good shout, especially if he drives as he'll be able to use the park and ride to get into the city centre, which is probably cheaper, more reliable and less crowded than normal public transport. It's also good for bars and restaurants in it's own right, there's been quite a lot of regeneration in the town. Also good motorway access if he needs to travel and the White Rose Centre and Birstall shopping park are nearby.

A few properties that might be worth investigating although if he's completely new to the area, it might be worth renting for a few months while he finds his

Farsley is another area that's up and coming, along with parts of Pudsey, but I'm not sure on prices of these places. If £150k for a 2 bed house is his budget, there's no point looking at north Leeds as prices are likely to be too high.

I know right. All areas have their bad and good bits. Horsforth and chapel A have bad streets. I've found Seacroft to have some of the friendliest people I've met and lived there for several years.

Patchouli6 · 27/02/2023 20:02

I lived in Leeds when single and working in the city centre a few years ago.

I would recommend Morley, Pudsey, Farsley. Affordable and all have plenty of bars, shops, easy transport links to the city centre. I would also consider looking further out and commuting in. Mirfield has plenty of shops and bars. Parts of Wakefield are also ok - Horbury, Ossett, Wrenthorpe. Probably depends how old he is and if he is dead set on buying? If he’s young I would recommend a city centre flat share to get to know people and experience the city.

scoutcat · 27/02/2023 20:08

Pontefract is quite nice! I grew up there and my dad commuted to Leeds centre by train but the M62/M621 takes you direct to the centre if travelling by car! I'm always looking to move back to the area and the area of Methley is lovely too!

VintageThoughts · 27/02/2023 20:30

Bingley, Saltaire and Silsden are all nice little towns/villages. About 20 mins on the train and the trains are usually about 3 per hour.

All reasonably affordable. Saltaire has loads of history attached to it and the bars/cafes/restaurants are really nice.

Littlegoth · 26/02/2023 16:25

Second link is Hunslet, also a rough area.

No it's not, it's Beeston.

It's also a back to back terrace so that is a cheaper style of housing.

That's a nice wee house in a perfectly nice area.

I agree @SingingSands

I have a few friends and family members who lived within a few streets of that second house and it was absolutely fine.
