Final cost of loft versus original quote?

We’re planning a loft conversion (velux only) and received quotes between 63-80k. These exclude bathroom suite, tiling and decorating. I am wondering how much extra I need to allow for these, plus any other unexpected costs.

for those of you who have done a loft conversion recently, how much extra did you end spending on top of the original builder quote?

Following with interest, as in my head I don't think we will get change from £100k. So the project is on hold indefinitely.

Whereabouts in the country are you? I believe there can be regional variations. Might help people be a bit more accurate in their response.

We've just finished one - SW London. Bathroom fixtures + tiling was around £3.5k (two bathrooms - 1st floor and loft) decorating was £5.5k (we had 1st floor ceilings lowered so full decoration of all rooms on loft floor and 1st floor), then another £4k extra bits and pieces identified along the way (a chimney breast removed, an extra velux over the stairs, chimney stack repointed, new stair spindles to ground floor etc). All in ours has come to around £74k.

@23NameChange ok that’s not too bad! I was thinking we’d need to earmark another £20k for extras but maybe 10-15k will be enough

SE here quoted 30k no ensuite velux only. Mid terrace house.

We were quoted 28k but had to change as extra window needed adding and waste disposal prices flew up. Sorry posted too soon!

Did one 6 years ago. Quoted £40k but ended up constant £60k as there was a lot of redecorating to do throughout the entire house plus replacing curtains due to ceilings being lowered etc. there’s always something left off the quote you don’t realise you will need until you encounter it.
