Estate agents - protocol?

We’re at the stage where we’re about to contact some estate agents to get them to value our place and to assess what the local market’s like before we go on the market. Our neighbour has expressed an interest in buying ours. We’d still like to go on the market first - what’s the protocol with the potential estate agents? We tell them about the potential interest from the neighbour? How would that impact their commission if we did end up selling to them? Thanks.

Notify them at the outset and make sure neighbour is excluded from the fee agreement if they do end up buying your house.

Or, you might negotiate a lower fee for the agent to handle it all to maintain a bit of distance.
