Anyone with Purple Bricks..

Did they deliver what you were promised at the very beginning?

Do they keep you update of anything?

Do they correct any errors on your advert ? Ie the red dot on the map is in the wrong place, etc

If you send them a message, theyve read it on whatsapp and dont get a reply back....so annoying but ive given up doing them.

I've been with them since June and we are disappointed with them.

Got till April and then we have to pay them their fees? Unsure about that one as we was told if house not sold at the end of the sale period, its 'No sale, no pay'...... but was given an invoice, maybe that if we did sell it or we pull out before April.
Just waiting to hear back From Pb.

Its abit confusing that bit

Thanks

They are shit. They've been put up for sale. Do you still have contract with their so called expert? Might be worthwhile phoning them.

LadyDanburysHat · 20/02/2023 11:59

I know of 2 houses that were on with Purple Bricks, eventually removed and went with local agents and sold.

RiktheButler · 20/02/2023 11:59

I encountered then as a buyer. I wouldn't touch them with a barge pole, fucking awful company

Tiredforfive45 · 20/02/2023 12:03

We rented from a landlord that used them.
They were absolutely the worst company I have ever encountered.

They lied to the landlord about things we had reported; didn’t pass on our reports or questions and then made up answers without consulting the landlord and then when we moved out they took 13 weeks to return our deposit.

On one occasion they did not pay the landlord and told them it was because we hadn’t paid them. Luckily we had direct contact with landlord ourselves by that point and I was able to send screenshots to prove we had indeed paid on time!

Greenbeans123 · 20/02/2023 12:09

Used them 4 years ago to sell but swapped to a local agent just before end of cooling off period because we'd had no viewings and they never returned my communications so id started to get worried. We sold within two weeks of moving to a different agent. We tried them because our neighbours had used them to sell their rental property.

kitcat15 · 20/02/2023 12:10

You get what you pay for…we used them back in 2016…..we got our asking price….but we did the negotiations ourselves….never saw the agent again after signing up…..we did get the viewers in tho….and the advert on right move and pictures were good…..so it worked for us, cheap and cheerful ( or not so cheerful 😳) ….it’s the chance you take

Mildura · 20/02/2023 12:15

There's a not unreasonable chance they won't exist for much longer, at least not in their current form.

C4tastrophe · 20/02/2023 12:16

Since June? You may want to review your price.
I look on RM and PB, like most buyers.

fruitbrewhaha · 20/02/2023 12:20

I got them out for a valuation on our house when we were looking to sell. She valued it at over £100 less than a local estate agent and we got over that figure when it went to market. She said she lives in the nearby town too which made it harder to believe that she was so uninformed. She was just looking at zoopla but we’d extended, she was an idiot.

Housenotsoldmom · 20/02/2023 12:56

@mickeysmug the original expert left 2 weeks later for whatever reason. So this expert that took over is useless!! But she does have 2 other agents working under her, we get a little bit more out of them but still...they are crap! We also show the viewers around our house as they are useless with no answers to any questions.

@Tiredforfive45 gosh that's so awful. I feel like we know more about the viewers than pb does.

@kitcat15 yes we decide to go with them...only cos we didnt need to pay upfront like Strike, we pay when we sell our house with pb

@Mildura yes i read it last week. If i known...i wouldn't of went with pb.

@C4tastrophe yes we have looked around as there are a few houses sold within weeks, only cos their houses are either tiny or need doing up, ours is ready to move in, we prob will need to lower it down very soon but im hoping to sell it at asking price or £5k less. Strike was pricing it at £20k more but we decided to go with Pb. We do live on a very busy road with lorries coming from the port, buses and cars, also with a bus stop outside that is not a busy stop as the stops are very close to where i live but weve got double glazed windows so the viewers are surprised how quiet inside our house is but they do intend to pick out the faults...ie busy road, bus stop, no parking outside the house during the day, one bedroom is little bit small, etc (we live in a 4 bed Victorian house) but we have pointed out the good points, we live 10 mins walk from the beach, 5 mins drive from the local town where good shops are, local library, local primary schools, 5 mins walk from a huge park, 5 mins drive from a busy pubs restaurants etc

We are thinking it be harder for our house to sell!. 🤦‍♀️

(The road gone busier over the past 20 years since we moved in here)

And yes my house is on zoopla and RM.

So am i correct that if we do pull out now, we would have to pay the full fee? Thanks

I’ve only experienced them as a buyer. I now avoid any houses for sale with them (which are few and far between these days it seems). That should tell you everything you need to know!

MangoBiscuit · 20/02/2023 13:03

When I bought my house, my sellers used them. Personally I wouldn't use them again given a choice. Communication was really poor. They kept chasing me, quite aggressively, for one thing (I can't remember what it was) and I kept asking my conveyancer if it had been sent. Yes, but we'll send it again. 2 days later another stroppy message from PB. Eventually they gave my vendor my mobile number, and she called me. Turns out PB had been chasing the wrong document completely. Totally pointless delay of about 3 weeks, which pushed our completion date into the new year, which they then got stroppy with me about. Cheeky gits.

Lcb123 · 20/02/2023 13:05

We sold with them last year and I’d never use them again. Great at the start, lovely photos and advert was fine (they sent it for us to review / edit, a few errors but generally good). But we had two buyers pull out for no reason we found out, I really don’t think PB do checks on buyers as they can offer via the app or website themselves. PB agent didn’t reply to texts or answer phone, or said he’d phone back and didn’t. I made a complaint to central PB via website and the agent improved after that. We were on the verge of going with another agent when luckily got an offer and it went though. But caused so much stress and took 10 months from listing to completing (we sold chain free). Never again.

PleaseJustText · 20/02/2023 13:11

Where I live, there was a flurry of properties being sold by Purple Bricks a few years ago. Most had terrible photos and were much more expensive than other properties. It put me off viewing them. Rightly or wrongly I got the impression the sellers were looking for unrealistic sale prices while spending the minimum. It made me reluctant to make an offer. Even if I had I would worry about who their solicitors would be (presumably a cheap conveyancing factory that rarely answers the phones and drags things out).

2020in2020 · 20/02/2023 13:14

We are with them. They are awful. It has seriously affected our mental health. Absolutely terrible and if I could afford it i’d go with someone else as well. I resent the money we will pay them as they don’t deserve a penny.

we complained and they knocked £300 off our bill. But we had to shout very loud even for that. Honestly the worst company I have ever dealt with.

YaWeeFurryBastard · 20/02/2023 13:21

I wouldn’t personally touch purplebricks with a barge pole, selling or buying!

As a seller I think it’s very important to have a good local agent doing the viewings, who can give an accurate view on local prices/the local market.

As a buyer when I see a property listed with purple bricks I automatically think the sellers are cheap and it makes me wonder what else they have scrimped on to be honest.

Housenotsoldmom · 20/02/2023 13:21

@Lcb123 yes we had 7 that pulled out for no reason. I do feel like complaining too. I might do that as well.

@PleaseJustText im happy with everything atm with the advert. The houses that sold were higher than ours but not on a busy road but a road where you have to fight for your parking space in the road as its always packed with parked cars. There is an empty house that been done up and sold £10k less than ours. We were told at the beginning we wouldnt have a problem selling ours as its not too high like everywhere elses is.

MIL bought with them, they were shit. Wouldn't touch them with a bargepole.

I havent seen a sign around here for ages come to think of it, although there are lot of independents working as one man bands, more like an American realtor would.

Pippetypoppety · 20/02/2023 13:33

We sold with them. They were atrocious. I never heard from the agent during the conveyancing process and their solicitors are diabolical- we’re still waiting for some money to be returned to us that was kept back as part of the sale. We completed in July and in December the solicitor started chasing us for some paperwork he had clearly missed at the point of sale - he blamed it on the buyers solicitors. I would never use them again.

Housenotsoldmom · 20/02/2023 15:00

@cocksstrideintheevening weve seen a few of pbs sale boards by mine. Ive just sent them a message saying we are disappointed. Just waiting to hear back.

@Pippetypoppety oh my goodness!! Thats even worse!! I feel for you!

If we dont sell our house..

Do we need to pay a fee?

Thanks

I think companies like Purple Bricks are discredited now. You try to save a bit of money but it’s a false economy because they don’t offer a good service to the buyers or the vendors.

caringcarer · 20/02/2023 15:17

I've bought a house where seller was with PB. Sale went through very smoothly and we completed in just under 8 weeks.

Housenotsoldmom · 20/02/2023 20:13

So we are doomed then!

😁😁😁😁

Used them in 2022 they were great from start to finish. A couple of work colleagues have used also recently and not had a problem.
