FTB conveyancing fees cost?

Hello there,

What sort of fee should I be budgeting for to buy my first house. Purchase price approx 250k. I have asked for a couple of ballpark quotes but I haven't had a response from them. Thank you

Our fees including stamp duty came to about £3500 as first time buyers on a £320k purchase.

Thanks for your reply. Does anyone know if there's an average % amount of purchase price that it costs or does it not work like that?

It's the same amount of work no matter what the price. I generally pay at £1250 for conveyancing.

There are lots of standard fees that you would pay via the conveyancer, for example:
Local searches : £235
Land registry fees: £330
Id checks £35
Conveyancing fees £450

Then VAT on top.

I budgeted about £2k, total bill came to £1400, but we had a easy sale, no issues came up in surveys etc, so little back and forth with our conveyancer

You won’t have stamp duty if property doesn’t exceed £250,000.
If you are buying leasehold most solicitors charge extra as there is more work involved. Yes, £2,000 should cover it though.
