I'm having a nightmare with them, my buyer is using them via Strike. From what I can gather they and all the others under their umbrella form the largest group of conveyancers in the UK - and therefore they are the main reason (IMHO) house moves are so goddam slow. Anyone had any success in getting them to get their fingers out?

We used them, our solicitor was fine, bit slow but no worse than previous ones. Our vendor used them and theirs was useless, just didn't do stuff and pretended they had (in the end everyone was chasing them, including the EA). A family friend used them and had a fantastic experience.

I think it genuinely depends on the individual person you get. We just harassed them every day to get stuff done, and they did (in the case of our vendor's solicitor, eventually, only once we threatened to pull out and our vendor threatened to drop them).

There are so many bad reviews about them I just can't buy into the 'it depends who you get' line. I think it's a fundamentally broken business built on a flawed system incentivised to get the business in but not complete (as they are paid up front.) I don't want to go down the empty threat route. But I'm lost.

All I will say is, good luck...you want to try running an old fashioned high Street firm that has to deal with them...

Just my personal experience 💁. As I said, family friend thought they were brilliant and she's not prone to exaggerate.

Also we didn't pay them up front.

I'm not doubting your experience or that of your family friend, and PPL will have different funding models depending on who refers (FORCES) them into a deal. I am desperate to get my sale through and I think this business is fundamentally flawed, though I acknowledge it will have decent conveyancers too. I am struggling to find a solution from anyone who has struggled and then got a resolution. There doesn't seem to be a way.

I had a nightmare with this company. They kept saying they didn't receive paperwork so I had to send everything special delivery just for proof. Then they told me they were waiting for the contract. I was selling to the council and ended up chasing their solicitor, who told me they'd sent the contract weeks before. I ended up being sent a Notice to Complete due to the delay.

In the end the solicitor buggered off on holiday and another one took over the case. Turned out the contract was sat on their desk all along. Never again.

Can only suggest you demand to speak to someone higher. Apparently they're cheaper as they take on so much work, then just bullshit whilst they try and juggle it all.

I had a nightmare during but they excelled themselves afterwards when they didn't pay the stamp duty and incurred a tonne of worry plus fines / interest - they did sort it out in the end but they kept messing it up eg they paid the stamp duty then had to be chased twice more to do the rest of it - just so much added stress

We probably wouldn't have exchanged if I hadn't had obtained the answers from enquiries from the vendors and then cross check all the paperwork - they tried to prevent exchange by claiming paperwork was outstanding. The only good thing is that all paperwork os online so you can prove it has already been received

Oh the sending things by recorded delivery and doing the chasing./paperwork themselves is already happening. It really does not need to be this stressful. They are truly shocking.
