House has been on the market for just over 2 months now. We’ve had 5 or 6 offers, two we’ve accepted but all are being withdrawn because our next door neighbours are difficult (police have given them a formal caution for criminal damage to our property kind of difficult)

The house is amazing - much bigger than for the local area and we’ve priced very low considering. We’ve had around 60 viewings now and more requests come in each day. Feedback is always the neighbours.

I love the house itself and it has so much more potential. If we move we’ll probably never be able to afford something like this again - even with extending - as this house has been extended twice.

So wwyd? Put up with the location for the larger house or move to a smaller house where hopefully the neighbours are better (they couldn’t be much worse)?

I'm so sorry. How can you sell if people won't buy?

I would definitely move if it is at all possible.

An auction might be your best bet?

Oh and not to drip feed but we have 5 kids. We could afford a 3 bed only, currently in a 4 bed which could be converted to a 5/6 bed if we turn the play room into a bedroom and convert the garage.

It’s unlikely unfortunately. They have said they want to extend though so hopefully they’ll just move instead.

I would stay unless you feel unsafe or really stressed by neighbours. It sounds like it would require a downgrade in space, and there’s no guarantee the new neighbours would be better

Neighbours have quietened down since the police told them to stop harassing us. It’s quite outing to give specifics but it seems as though one of them has mental health problems and the police think they have become fixated on me. House viewers have been racially abused and discouraged from buying the house, our tyres slashed, damage to our property which is impossible to hide or repair easily.

Sorry to hear about your neighbour problems. We had similar - a nutcase - and the police were involved. You do realise that once you get a buyer you will have to disclose this on the legal forms?

Is there any chance you'd stay put? If you are going to have to discount the house due to the neighbours, is there any chance you could spend that money on gates, higher fences, CCTV etc? I know it's not always possible but there's every chance the neighbours could move on and you could re-settle down into what sounds like a great property for you.

It would be very difficult to hide it to be honest, but we have been making all viewers aware.

That’s a really hard one. I feel that a compromise such as potentially abusive and malicious neighbours is not something that many people will accept whatever the discount on price.
Have you considered auction or a property buying company?
Or if you decide to stay are there further legal steps you can take to protect yourselves?

I agree your options are auction, property company or rent it out and rent elsewhere. What a difficult situation to be in.
